I am sure you all have noticed that I am very passionate about Edmonton Global and the work they are doing in attracting new industries. As a Leduc Realtor, I see so many opportunities on the horizon for our local area – new jobs, new economic growth, and new possibilities for the community at large. Diversification in our economy will help us grow and sustain our communities as well as Leduc real estate prices.
When I found out about the Leduc County Transportation Master Plan, I did some research on it since Edmonton Global is promoting our region as a logistics hub. We know we cannot be Calgary in regards to passenger transportation, so we are promoting ourselves as the cargo destination, an inland port.
The message has been, “Bring your goods to Edmonton; we are the northernmost port in North America. When you land your goods here, we have the planes, trains, and automobiles to disperse your goods in North America – the CANAMEX Highway, the railway, and the airport.”
Because we are promoting logistics and the majority of our highway region is in Leduc County and not in the City of Leduc, it is important to look at how they see the growth occurring. Part of the proposed Transportation Master Plan is to create another road going northbound to Edmonton from the Leduc Region. By the looks of the map, they are going to be bringing Highway 2a south of Leduc and then taking it northwest to meet up with 170th Street in Edmonton.
The area surrounding 170th Street in Edmonton has a lot of distribution as well so they would like to be able to meet up in a free flow traffic pattern. When looking at the map, I see a trident with Highway 2 in the middle. Nisku Spine Road is going to the right, and the new realigned Highway 2a is going north on the left hand side of the trident.
It is very interesting that given the political climate that we are living in right now, logistics is one of the ways our provinces are able to get federal funds. I hope that these initiatives are something that we are able to continue into the future.
One of the insights that I have had in my career as a Leduc Realtor is to follow federal or provincial dollars. It’s smart leverage, especially if you’re interested in Leduc investments via rental properties or flipping. If there is a way to make money and appreciation off of something that the government is spending money on, I think it is in our interest to pay attention.
